Most of our deals are assignments (we sell our equitable interest in the contract). In some cases we may double-close. The listing or our team will confirm the structure before you sign.
The price shown is typically the contract price + our assignment fee baked in (or the “as-is cash price”). Some deals have room, many don’t—serious buyers with proof of funds and fast close get priority.
Expect an EMD of $3,000–$10,000 depending on price and demand (sometimes higher). On most assignments, EMD is non-refundable once the inspection window ends (or immediately on “no-inspection” deals).

Terms vary, but most deals are written buyer pays closing costs. We typically use a preferred title company to keep things clean/fast—especially on assignments. If you prefer your title company, request it with your offer (not always possible).
We’re looking for buyers who can close fast and clean—often 7–14 days (sometimes sooner). Title status, access, and seller needs can affect timing.
Unless explicitly allowed in writing, no marketing or re-assignment is permitted. We sell to end buyers who can perform. If you’re partnering with another buyer, disclose it upfront.
